: an overview
Lucknow, the capital of Uttar Pradesh, is one of the fastest growing cities in India. The city is bounded by Raebareli, Barabanki, Unnao, Hardoi and Sitapur. it lies approximately 123 metres above the sea level on the northern shore of the Gomti river. The city is a major economic and cultural centre and this has fueled demand for real estate in several areas.

Infrastructure
A Dial 100 Control Room is being built in Lucknow which will be the biggest emergency response centre in Uttar Pradesh. The National Highways 24B, 24, 56, 25 and 28 pass through Lucknow. The Uttar Pradesh State Road Transport Corporation (UPSRTC) bus network serves the city with multiple terminals spread throughout. There is an inter-state bus terminal located at Alambagh, along the National Highway 25. The city has several railway stations, with the Lucknow Junction being the major one. The Chaudhary Charan Singh International Airport offers domestic as well as cargo traffic handling facilities. The international terminal will be expanded in future to increase passenger traffic volumes. The Lucknow Metro, the Mass Rapid Transit System and the Monorail are under-construction and are likely to be completed by 2106-17. The commencement of the metro rail is likely to raise the real estate prices in the city. Lucknow is also one of the bicycle-friendly cities in India. There are several bicycle tracks and separate lanes for cyclists in the city. A cycle track network is also being constructed by the state which will be the biggest in India upon completion.
An information technology (it) city is under-construction in Lucknow which will not only generate job opportunities but also improve fuel real estate demand. Construction of an Indian Institute of Technology (IIT) is also underway. An embankment road along the Gomti river, connecting Shaheed Path and the outer ring road, is expected to trigger more housing projects in Lucknow. There is a plan by the Lucknow Municipal Corporation (LMC) to construct two flyovers from Hussainganj Crossing to Hazratganj Crossing. The flyovers will be built at the junctions of the Ashok Marg, the Vidhan Sabha Marg and the Station Road. Projects in pipeline in Lucknow include a world-class stadium, the Lucknow-Kanpur industrial corridor and the Smart City project.

Homes and Living
The real estate market is picking up in Lucknow with heightened business and economic growth and prosperity of the city. Demand is high in areas like Hazratganj, Amar Shaheed Path, Gomti Nagar, Faizabad Road, Raebareli Road, Gomti Nagar Extension, Sultanpur Road and the Sitapur National Highway. Property rates have already gone up in these destinations and they offer good returns to investors and property buyers. Daliganj, Aliganj, Niralanagar and Mahanagar also offer good returns with demand touching unbelievable levels in these areas. Jankipuram and Jankipuram Extension are other areas which are witnessing a huge rise in demand. Sushant Golf City, located at the Lucknow-Sultanpur Road, is a hi-tech city township which is being built over an area of 3,530 acres. The Registrars Office does property registration. Property registration charges were raised in 2009 and have to be paid depending on the stamp duty. The Lucknow Nagar Nigam (LNN) is responsible for the collection of property taxes in the city.

Demographics
The population of Lucknow is 2.8 million, according to the Census of India 2011. The city recorded the decadal growth of 25.36 per cent as compared to that of 2001. The literacy level in Lucknow is 84.72 per cent as compared to 56.3 per cent of the entire Uttar Pradesh.

Governance
Lucknow houses the Uttar Pradesh Vidhan Sabha along with several government department buildings and the Lucknow Bench of the Allahabad High Court. The Lucknow Municipal Corporation handles all civic duties with executive powers held by the municipal commissioner of Lucknow. The corporation has elected members from 110 wards. There are multiple agencies which are responsible for the urban governance and the management of the infrastructures. The key urban service provider in Lucknow are the Lucknow Development Authority (LDA), the Lucknow Nagar Nigam (LNN), the Lucknow Jal Sansthan (LJS) and the UP Jal Nigam (UPJN). The city is also the headquarters of the Central Command of the Indian Army. The Senior Superintendent of Police heads the police department in Lucknow.

Industry and employment
Lucknow is home to several industries, including machine tools, aeronautics, furniture, distillery chemicals and Chikan embroidery. There are several well-known R&D centres in Lucknow, including the Central Institute of Medical and Aromatic Plants, National Dairy Development Board, National Handloom Development Corporation and UP Export Corporation. The State Government is a major employer in the city, while other major sectors include biotechnology, medicine, it, processing and manufacturing and others. Major companies like Tata Consultancy Services, Sony Corporation and Reliance Retail have a significant presence in the city. An it city is being planned by the government along with a Special Economic Zone (SEZ). Manufacturing companies like Hindusatn Aeronautics Limited, Eveready Industries, Scooters India Limited and Omax India also have their units in Lukcnow. The city is an export hub for marble products, art pieces, hardware products, software, textiles, gems and jewellery, glass items, silk, brass products, chemicals, leather goods, electronics and apparel. A textile cluster is also being developed in the city. Real estate is also one of the leading provider of employment in Lucknow now. Many real estate developers are investing in the city.
