How To Get Your Rent Agreement Registered Online In Maharashtra
It is mandatory to register your rent agreement. To make the procedure easy for the citizens, Maharashtra's Department of Registration and Stamps now offers online facility to register rent agreement, also known as Leave and Licenses Agreement.
There are two ways through which you can register your Leave and License agreement online.
*Log on to efilingigr.maharashtra.gov.in
*If you are first time user, select the document to be registered, district and create a password. Click on next.
*You will be redirected to a new page where you have to mention the property details such as property number, district, type of unit etc. Click on party details.
*Fill in party type and party details. You should have biometric device for thumb impression and a webcam for identification. Upload the picture captured through webcam and thumb impression through the scanner.
*Fill in the information about the identifier or the witness. Upload the picture captured of the witness through webcam and thumb impression through the scanner.
*On the next page, fill in the relevant details. Once you will enter the rental amount, the system will generate the stamp duty and registration automatically. You can pay the amount online through the payment gateway or generate a challan to pay through authorised banks.
*You can view draft document. Click 'Execute' for finalising the document. A token will be generated which should be saved for future purpose.
*Once approved, you will be able to access the certificate on your account. You need to use the token key for tracking your application.
2) Through third party-
Maharashtra's Department of Registration And Stamps appointed Mumbai-based Network People Services Technologies Pvt Ltd (NPST) to act as an Authorised Service Provider (ASP) for online registration of Leave and Licences Agreement to citizens. If you wish to get the rent agreement registration process done online, paying an extra fee would ensure all the formalities are taken care of online and the rent agreement is delivered at your doorstep in two to three days.
*Log on to http://www.serveseva.in and book an appointment.
*A trained executive will visit the individual to complete the transaction.
*After verification, the individual can make online/cash payment of stamp duty, registration fees and ASP fees. Apart from the stamp duty and registration fees, citizens need to pay Rs 700 as ASP fees and Rs 300 for doorstep delivery.
*ServeSeva will submit the agreement with the department to get it signed from the Sub-Registrar's Office and the agreement will be delivered over the next couple of days. The soft copy of the registered rent agreement will also be sent to the applicant.
