Looking For A Rented Place In Gurgaon? Here Are Your Options
Popularly known as the Millennium City, Gurgaon (now Gurugram) is one of the popular job markets of North India where several multinational companies have established their base. This is one of the prime reasons why the demand for rental property has always been strong in this part of the region. There is no lack of variety when it comes to rental values—monthly rates may vary from Rs 20,000 to Rs 2 lakh.
The affordable ones
Most of the units available in the affordable range of up to Rs 20,000 are either studio apartments or 1 room-kitchen sets. These are mostly furnished units with basic furniture such as study tables, beds, wooden wardrobes, modular kitchens and appliances, including refrigerators, ceiling fans, washing machines, etc. Most of these also have small balconies for ventilation. If the property is on the ground floor, you can expect a front porch. Marble flooring is rare in such properties, but landlords usually repaint the unit before handing over the keys to the new tenants. The security deposit is usually two-month rent which is returned only when you vacate the home. Power backup is a mandatory amenity since the power cuts are frequent. Car parking is a serious concern in these areas. Ensure you get a fixed spot for parking your car before finalising the deal.
According to Makaan.com data, there are over 3,000 properties available below Rs 20,000 for renting. Areas, where these units are concentrated, include Sushant Lok Phase 1, DLF Phase 3, Sector 56, 69 and 79.
The mid-range ones
Units with rental value in the range of Rs 30,000-50,000 are fully furnished 2BHK units, with two balconies, two side-open and a study room. Such units would be available in a gated complex with round-the-clock security assistance along with maintenance staff. Some builder floors are also available in similar price range but, they, too, have similar amenities to offer. The furnishings offered to this segment include air-conditioning, wardrobes, wooden shelves, television sets, refrigerators, dining tables, gas connections, beds and microwave. Constant supply of water and power is also guaranteed. However, this range of appliances may vary as per the rent. These units are more spacious and have decent-sized balcony or front porch. Such properties are usually close to the main road and have good access to nearby shopping complexes and basic amenities. Moreover, these properties will often be found in a better state as far as the construction quality goes.
According to Makaan.com data, there are over 6,000 rental properties in this budget range. The most popular areas for finding such properties are Sector 24, 38, 53, 57 and 60.
The expensive ones
Properties with a rental value of at least Rs 60,000 are readily available in premium housing complexes of Gurgaon. All of these projects are located at some of the most prominent locations, which have decent connectivity to Delhi. Apart from apartments, independent houses are also offered in a price range of Rs 2 lakh onwards. In this budget, you could rent a fully furnished 3BHK unit with wooden flooring. Few of the properties offered in this price range are centrally air-conditioned along with all basic essentials, furnishings and appliances of premium quality. With three balconies and three-side open design, most of these flats have attached servant rooms with separate entrance. The maintenance charges are over and above the monthly rent, and you could enjoy facilities such as the gym, the swimming pool, the community hall, etc., despite being only a tenant. Independent houses available in this budget range are three rooms, two balconies, double story semi-furnished properties, with basic woodwork and modular kitchens. These houses have the usable front as well as backyard for gardening purpose.
