Rent agreement is the fundamental document meant to establish a transparent and mutually-responsible relationship between a landlord and a tenant. It sets out the mutually agreed terms and conditions between both the parties and also point out their obligations and responsibilities.

Stamp duty on rental agreements in Bangalore
The Registration Act makes it mandatory to register a rent agreement with tenancy duration exceeding 11 months. The state of Karnataka has ascertained the following stamp duty charges towards rent agreement.
- 1 percent of annual rent for tenancy duration up to 10 years
- 2 percent of annual rent for tenancy duration above 10 years
However, the maximum threshold of Rs 500 towards is applicable as stamp duty on a rent agreement. Thus, stamp duty is paid as per the above-mentioned rates, whichever is lower.
As Karnataka is one of the states that has implemented e-stamping, you can easily buy it from the high court campus.
How to register a rent agreement in Bangalore?
In order to register a rent agreement above 11 months duration, you need to get the agreement printed along with the applicable e-stamp and get it registered with the office of Sub-registrar.
The registration will require following documents to be submitted:
- Ownership proof of the property. Example: Registry docket, municipal tax receipt.
- Government ID proofs of both landlord and tenant. Example: Aadhar card, driving license, voter ID card and/or passport.
- 2 passport size photographs
To complete the registration process, you will also require two witnesses to sign on the agreement. Once your rent agreement is registered, it becomes a legally admissible document and can be used as evidence in case the transaction turns awry and enters into legal dispute.
