Delhi Metro's Blue Line To Be Extended Till Mohan Nagar
Commuters in Ghaziabad would have a better connectivity to the national capital as the city's Mohan Nagar area is set to get connected through the Delhi Metro's Blue Line, which currently runs till Vaishali. The Delhi Metro Rail Corporation (DMRC) has submitted a detailed project report for the extension of the route till Mohan Nagar, where it will merge with the Red Line.
The cost of the project is pegged at Rs 1,808 crore, of which the Centre will contribute 18 per cent while the remaining funds would be arranged by the Uttar Pradesh government. The construction work is expected to start from April 2020 and and is expected to be complete by April 2024.
Apart from easing connectivity in the two cities, the arrival of the Metro is also expected to further boost the demand for office and residential space in areas it touches.
Route: Vaishali > Prahlad Garhi > Vasundhara Sector 14 > Sahibabad > Mohan Nagar

Noida Electronic City > Vaibhav Khand > DPS Indirapuram > Shakti Khand > Vasundhara Sector 5 > Vasundhara Sector 2 > Mohan Nagar
The Metro station at Sahibabad will have interchange facility with the proposed regional rapid transit system corridor while the Mohan Nagar station will have interchange facility with the 9.6-km Red Line extension that runs from Shaheed Sthal (New Bus Adda) to Dilshad Garden.
Recently, five news stations ─ Sector 52, Sector 61, Sector 59, Sector 62 and Noida Electronic City ─ have been added on this route in which Sector 52 is an interchange station for the Noida-Greater Noida Corridor (Aqua Line).
The realty factor
The proposed route will provide the much-needed connectivity to Indirapuram, which is already bustling with real estate activity. At present, the nearest Metro station to the area is Vaishali for which no direct commute is available other than shared autos. The property prices in the area are already moving in upward direction due to availability of quality offerings. The advent of Metro in the area will make Indirapuram, a sought after locality in Ghaziabad. Similarly, Vasundhara which has been on priority list for buyers looking for upgrade, will see a major change in terms of infrastructure as well as rentals.

Noida Sector 62 is already huge when it comes to commercial real estate. Backed by good connectivity and infrastructure, the area already houses offices of leading multinational and software companies. A Metro connectivity would make the area picture perfect, boosting commercial as well as rental real estate. It is worth mentioning here that average property rate at Noida Sector 62 currently stands at Rs 7,500 per sqft (psf).
Apart from this, residential real estate in sectors 50, 51 and 52 will further gain momentum due to this connectivity. These areas offer buyers large and spacious residential options.
