As Nariman Point is saturated and has no new commercial spaces to offer, businesses are flocking to the secondary business hub in Bandra Kurla Complex for quality office spaces. This has also increased the rental housing demand in western and eastern suburbs of Mumbai from those who are employed here and nearby commercial areas at Andheri, which is a hub of media companies and startups. While Mumbai is infamous for expensive renting options, here are some comparably affordable locations where you can rent a property at an affordable price:

Kherwadi, Bandra East

Kherwadi lies 1km away from BKC area and is popular among renters.The old MHADA buildings are giving way to new high-rise towers being developed by private developers. New MIG colony is another affluent colony in this area where 2BHKs are available for renting purpose. The area lies close to Bandra Railway station and is a developing neighbourhood for the middle-class segment. The Western Expressway passes through this area which makes it a well-connected locality. BEST buses ply towards Colaba, Worli, Dadar, Sion, Borivali. A semi-furnished 1BHK flat is available at a starting price of Rs 15,000 monthly while 2BHKs  in New MIG are available for Rs 25,000 onwards.

Kala Nagar, Bandra East

Kala Nagar is one of those residential neighbourhoods of Bandra where old societies are undergoing redevelopment. This ensures availability of new properties in the area. The only drawback is the fact that this area does not have small units like 1BHK to offer whereas 2BHK properties are available at a starting value of Rs 35,000 per month. The property specifications make it value for money as most of the options on offer are semi-furnished and have modified wooden work.

Tilak Nagar, Kurla East

A little away from BKC, this locality was predominantly composed of chawls which are now being pulled down for building high rise buildings. The Santa Cruz- Chembur Link Road has changed the face of Tilak Nagar real estate market as it connects it with BKC, Santa Cruz. Tilak Nagar has been transformed into a plush residential area with a number of parks and playgrounds in close proximity. The rents here are so far affordable as compared to nearby areas of Andheri East and West. A 1BHK property is available here at a starting price of Rs 18,000 onwards while a bigger 1BHK of 500 sq ft is available for Rs 25,000 monthly.

Kalina, Santacruz

There are many options available near Mumbai University in Kalina. For bachelors and singles, studio apartments units are readily available at a starting price of Rs 20,000 while a 1BHK is available for Rs 25,000 onwards for families. This area is just 2km from BKC and is one of the favourite places among single and working couples. The area also has many location advantages due to its proximity to Mumbai airport. However, being located on the lower lap of the hillocks of Chakala and Bamanwada, the area is prone to water logging and flooding. There are a number of schools and colleges in this area, making it a perfect fit for family living.

Vakola, Santacruz

Vakola lies on Western Express Highway and stretches to Kalina Military Camp.It lies 4-km away from BKC and is also home to several commercial complexes including Asian Paints and all renowned banks. Dawri Nagar, Shivaji Nagar, Yashwant Nagar, Vakola Bridge are part of Vakola and is famous as a multi-cultural society. The majority of the population in this area are natives of Maharashtra and belongs to indigenous communities. The area is preferred by families due to its proximity to a number of international schools and colleges. A 1BHK unit is available here at a starting cost of Rs 22,000 while a bigger unit will cost you at least Rs 30,000 per month.
