How To Track Project, Promoter, Agent And File Complaint On Madhya Pradesh RERA Portal
Madhya Pradesh is a leading state working actively in the direction of bringing more transparency and accountability in the housing sector. The state was one of the few states that notified the Real Estate Regulatory Act (RERA) 2016 promptly.
At present, 2013 real estate projects have been registered under the MP RERA and 40 non registered projects have also been identified on the site. The Act provisions for heavy penalties for projects that are launched in the market without RERA registration and the conditions laid in the Act in itself make it difficult for fly by night operators and unscrupulous developers to operate in the market. Currently, there are 481 real estate agents who have got themselves registered. In the past couple of years, more than 1200 complaints have been resolved successfully by the Authority and the numbers indeed reflect on the pace of reforms.
Homebuyers should get the RERA registration number of the developer and/or the agent for tracking the project. It is also mandatory for the developer and agent to display RERA ID in all public advertisements, brochures.Â

How to verify the RERA status of developer and agent?
Visit the official website of MP RERA: http://www.rera.mp.gov.in/
In order to check whether the project you are interested in has been duly registered with the Authority or not, manoeuvre on the ‘Projects’ menu and click on ‘Registered Projects’.
Once in, you will get search fields wherein you can enter the initials of project name and get the details. It is optional to enter project type and district name.Â
How to file a complaint against a developer or agent?
To file a complaint with RERA, you can visit the ‘Complaints’ menu. However, before that it is suggested to draft your complaint offline beforehand and also arrange for the scanned documents of the supporting evidences to corroborate your grievance.
Once you are within the ‘Complaints’ section, you will come across two options:
- Form M: Under Section 31 of the Act
- Form N: Under Section 12, 14, 18 and 19.
What is the difference between the two?
Form M is basically meant for complaints regarding the violation of the RERA rules. Form N, on the other hand, is about filing complaint seeking compensation against the loss caused due to the unfair practices by the developer, false advertising, inordinate delay in possession and unacceptable alterations in the layouts, etc.
You will also be required to submit the fee of Rs 1,000 to the Authority. For this purpose, you will have to visit the SBI online banking portal: https://www.onlinesbi.com/prelogin/icollecthome.htm
Here, you have to choose the Madhya Pradesh Government Department as ‘Real Estate Regulatory Authority’ from the drop-down menu and make the payment through online banking or debit card. Once the transaction is done successfully, you will get a transaction ID which you need to insert in the complaint form.
