How To Track Gurgaon Projects, Builders, Agents And File Complaint On Haryana RERA Portal
Considering the sheer size of the Gurgaon real estate market, the Haryana Government has constituted a separate bench of Real Estate Regulatory Authority for the city. In tandem with the essence of the Act that aims to bring in utmost transparency and accountability in the real estate sector, most of the processes are driven online and a homebuyer is not made to run from pillar to post.
The authorities and adjudicating officers have been duly empowered to take legally-binding decisions and in the recent past, the nature of reformatory decisions taken by the authorities reflects well on the buyers’ rights.
The act mandates all the real estate projects, builders and property agents in Gurgaon to be registered with the RERA. As a homebuyer, you need to ensure that you are buying into a project that is duly registered with the Authority. Also, never buy property through an agent who is not registered with the Authority.
Here is how to check whether the project and/or agent has been registered with the Authority or not-
Tracking the project
Visit the official website of https://haryanarera.gov.in
On the home page, you will come across a couple of quick links: HRERA Panchkula and HRERA Gurugram. Click on the HRERA Gurugram link and you will lead to a separate microsite.
Once you are on the Gurugram site, you will find a box on ‘Registered Projects’. Just click there and you will lead to a page containing the entire list of registered projects. You can simply enter a few words about the project name in the search box and the results will pop up in a moment. You can also download the registration certificate issued to the developer about the said project and check it at will.
As per the recent verdict from the Gurgaon bench of Haryana RERA, all the real estate projects in Gurugram come under the purview of the Authority, whether registered or not. The Act applies on all the past projects as well and while the registration is not necessary for those that got the completion certificate before the implementation of the Act, the grievance redressal mechanism governed by the authority applies very much on all past projects as well.
How to file a complaint?
Now comes, the other most significant aspect i.e. how to file a complaint against a developer? On the same home page, the very first option is about ‘Complaint Registration’.
Once you click on this button, you will get to the following page wherein you will be required to fill-in your profile-related information:
The portal will verify your mobile number by sending an OTP, which you will need to enter in the form in order to confirm the details and proceed with the complaint.
Further, you can select your representation type. That means you can specify whether you are filing the complaint by yourself or through an advocate. Once you key-in the responses to these fields, you will be able to file the complaint.
As it is an online form, there are chances of errors in loading or the server may get timed out. Thus, it is advisable to first draft the complaint in the offline format and organise all the necessary supporting documents needed to bolster your claim for relief. Once you are satisfied and sure of these points, then only proceed to the online mode and submit the complaint.
In order to complete the complaint submission process, you will also be required to deposit a fee of Rs 1,000. The Authority is mandated to dispose the complaint within 60 days of receiving the complaint. In case it is not done for some reasons, the responsible officials have to record the reasons for the delay in issuing the verdict.
