How To File ‘Change In Land Use Application’ Online
Gurgaon Metropolitan Development Authority (GMDA) has launched an e-governance portal for those applicants who want to change land use type of their property. The process has been started to bring transparency and accountability in the entire procedure. Through this system, applicants will be able to track the status of their request in real time. There is also a provision to communicate with the official concerned via text messages in case of any delay.
Here is the process for filing the application online:
Log in to www.gmda.gov.in
Click on the Login as shown in the screen
Register yourself on the portal as shown in the screen. Fill in the details such as name, email-id, phone number and choose the password.
Verify your email id and phone number as shown on the screen.
Once you have registered yourself, you need to log in with your credentials. Existing users can directly log in to their account.
As you log in, you will be shown a dashboard from where you can choose ‘Apply for CLU’.
The next screen will take you to the instruction page which has the list of documents that you need while filing the application. Go through all the instructions and proceed for the next step.
Fill in the applicant’s detail as shown in the screen. Feed in the applicant type- it is a drop-down menu where you can select the type of entity, applicant’s name, registration number, Aadhar number, authorized person name and correspondence address. Once you have filled in the application, save the form as draft.
Go to the next page where you will have to feed the site details such as proposed use, proposed activity, name of the village, Tehsil, Khasra number etc.
Move on to the next page and upload all the requisite documents. The maximum size permissible for each file is 26MB.
Go to the next page and calculate the fee by entering the area of plot in sqm. Tick mark on the declaration by clicking on the box against it and then click 'pay now'.
You will be redirected to the payment window where you can choose the mode such as NEFT, Net Banking, Debit Card, Credit Card or UPI.
Things to know before applying for land use change
- Before applying for the change, check whether the land lies within GMDA jurisdiction.
- If the site is part of any unauthorized colony then the applicant is required to get the violation under section 7(i) of Urban Area Act, 1975, compounded by the Director, Town and Country Planning Haryana, Chandigarh. The application is liable to be rejected without compounding order.
- If the orders to change the land use is not implemented within two years from the date of the grant, then an extension may be awarded by GMDA for two years. First-year extension will be decided by the GMDA and subsequently, if the project is not completed an extension for one more year may be granted by the Government of Haryana. This will be subject to genuineness and reasons for not completing the project within the stipulated time.
