All You Need To Know About The GDA Housing Schemes

The Ghaziabad Development Authority (GDA) has announced that the Chandrashila Housing Scheme will provide homes near Nehru Nagar, Old Bus Stand, in the city. A total of 71 flats are being offered on a discounted price of up to Rs 11 lakh under the scheme. The registration for the scheme has already started from September 5, 2019, and will end on October 4, 2019.

The authority has fixed rates for the flats – one category of 2BHK flats which was earlier priced at Rs 67 lakhs, are now being offered at Rs 55.93 lakh each while the other category of 2-BHK flats which was earlier priced at Rs 52.44 lakh is now offered at Rs 43.14 lakh each. Similarly, another category of 2BHK flats earlier offered at a price of Rs 54.25 lakhs, is now being offered at a rate of Rs 44.73 lakh each. The flats are offered in a 10-storey tower and all flats are in the higher income group category. The registration amount for the general applicant is 10 per cent of the property value while it is five per cent for the reserved category. Another Rs 50 has to be deposited by all participants.

Apart from this, the GDA has written to the state government to decide on the cost of flats built under the Samajwadi Awas Yojana, the affordable housing policy started by the previous state government. In a bid to provide pocket-friendly housing options, the former-Uttar Pradesh government had announced the affordable housing policy for the lower and middle-income groups, offering 75-sq metre, 2BHK residences priced within Rs 30 lakhs. Now, with the new government taking charge, the GDA is seeking clarity on how these units have to be sold and at what cost since these flats were exempted from stamp duty charges and were offered discount on the contingency and overhead charges.

Here are the details about some other housing schemes that are expected to open soon for homebuyers and investors.

Koyal Enclave

Located on Loni Bhopura Road, Koyal Enclave lies just between Gagan Vihar and Soniya Vihar in Ghaziabad. The area is currently in the under-development phase and would be ready to move in next few years. The Delhi Metro Rail Corporation has also decided to build service quarters for its staff, for which the GDA has already provided land to the authority. The area lies 6 kms away from the two Metro routes- Pink Line (Johri Enclave) and Red Line (Shahid Nagar), which ensures connectivity to the area.

Indraprastha Enclave, Patel Nagar

Located near the New Bus Adda in Ghaziabad, Indraprastha Enclave is located in pocket D of Patel Nagar. Patel Nagar is one of the most developed localities in Ghaziabad and has a number of housing societies and mini market complexes in the area. The area is well-connected to the Delhi Metro Red Line which links the area to Kashmere Gate and Rohini. There are a number of shopping malls around the area which makes it one of the preferred areas for family living.

Madhuban Bapudham

 Recently, the GDA has launched an online scheme to allot homes in the area, at a 55 per cent discount rate located along the eastern peripheral expressway. Units meant for the EWS applicant is available for Rs 4.5 lakhs while homes meant for the LIG category are priced at Rs 10 lakh. The area is still under-development, and has limited amenities to offer. The GDA will be soon launching another scheme to allot flats in this area.
