Extended Metro Network To Make Ghaziabad Realty More Attractive

The wait for Ghaziabad to have an extended operational Metro network has gone a year longer after the Delhi Metro Rail Corporation (DMRC) earlier this year announced the Dilshad Garden-New Bus Stand Metro Line would be operational only by June 2018. Discontent between agencies over funding, media reports say, has been the prime reason behind several extensions in deadlines.

The new Ghaziabad Development Authority (GDA) Vice-Chairperson, however, has pledged to change things. The Metro and elevated road are our prestigious projects. “These projects would enhance the image of Ghaziabad on the world map... No project would be allowed to suffer for want of funds," GDA Vice-Chairperson Kanchan Verma told The Economic Times.

"Our priority is to complete our ongoing DMRC project from Dilshad Garden to the new bus stand. Our second priority is to complete the elevated road from UP Gate to Raj Nagar Extension because huge financial stakes are involved in these projects to boost Ghaziabad's image," Verma added.

Covering 9.41 km, this Red Line extension to be built at an estimated cost of Rs 2,210 crore will have eight stations — Shaheed Nagar, Raj Bagh, Rajendra Nagar, Shyam Park, Mohan Nagar, Arthala, River Hindon and New bus stand.

So far, Ghaziabad has a Metro connectivity through two operational stations, Kaushambi and Vaishali, parts of the Blue Line network. Upon completion, the line will make commute between Ghaziabad city and Dilshad Garden easier. And that would also add to the charm of Ghaziabad real estate.

From affordable to luxury, the real estate of Ghaziabad has everything to offer. Average property price at Rajnagar Extension stands at Rs 13,000 per square feet (sq ft), you can buy real estate at Dasna for Rs 3,000 per sq ft. Sectors of Vaishali and Vasundhara offer properties in the middle as well as luxury segments.  At Vaishali, for instance, you have to pay Rs 6,000 per sq ft to buy property. In Vasundhara, you have to pay an average rate of Rs 4,000 per sq ft.  Property prices are likely to appreciate further with an improved metro connectivity. And, this trend would be locality specific as further extension of the network is on cards.

In future, Noida Electronic City Sector 63 will be extended till Mohan Nagar, the New Bus Stand station will be connected till the Hapur Chungi, Masuri route will extend to Noida Electronic City and New Bus Stand stretch will be connected to Lal Kuan.
