Najafgarh Gets A Metro Link With Dwarka As Grey Line Starts Operations
The urban village of Najafgarh now has a Metro link as the Delhi Metro Rail Corporation (DMRC) has thrown open the Grey Line route on October 4, 2019. Union housing minister Hardeep Singh Puri and Delhi chief minister Arvind Kejriwal inaugurated the line, which will link the area with Dwarka on the Blue Line. Now, those residing in Najafgarh would also have easier access to other parts of the national capital, including Janakpuri, Karol Bagh, Connaught Place, Ghaziabad and Noida.
Delhi Metro’s Grey Line: Key Facts
Length: With three stations running along only 4.2 kilometre (km), the Grey Line is the shortest corridor of the Delhi Metro.
Route: The three stations of the Grey line are Dwarka, Nangli and Najafgarh (Dhansa Bus Stand). The line has an interchange facility with the Blue line at the Dwarka station.
Travel time: According to the Delhi Metro officials, the total travel time on this section shall be 6 minutes and 20 seconds. With the opening of this section, the Delhi Metro network will expand to 377 km, with 274 stations.
How Grey Line will impact Najafgarh real estate
Najafgarh property market is primarily known for its affordability. This is precisely why the neighbourhood has got quite congested in the past few years. However, connectivity issues have been impacting the growth of this market that also has the advantage of lying close to Gurgaon, a commercial hub and one of the most expensive property markets in the national capital region.
Since development has been limited, the areas also has a good supply of land, a fact that would make it quite a hit among the investors since Najafgarh now has Metro link. This in turn would push prices upwards in the near future.
After seeing a 15-per-cent increase in the past one year, average property values in Najafgarh currently stand at Rs 3,774 per square foot, data available with Makaan.com show. Rates have been seeing an upwards movement on the back of spill-over demand from mid-range pockets of Dwarka, Uttam Nagar and Nawada, areas where rates have moved up substantially in the past .
Investors should note that plotted developments are their only option so far in Najafgarh since multi-storey projects have yet to enter this property market.
