Noida real estate is not popular only among buyers who are looking for an affordable property in the national capital region. It is equally popular among those who want to rent a new and big property without having to pay much. If you are also looking for rental properties in the city, listed below are your best options.

Sector 1, Noida Extension

As many projects here are now ready to move in, investors are offering units at an affordable rent to ensure regular returns. A 1BHK flat is available at a starting price of Rs 4,500 per month while a slightly bigger 2BHK is offered for Rs 8,000 per month, according to the data available on Makaan.com. The only challenge of staying at Noida Extension is its connectivity to the nearest Metro station. Currently, carpools are available to the nearest Metro station of Noida City Centre at economical prices. Apart from this, the Noida Metro Rail Corporation is going to extend its bus services to Noida Extension to cater to the population staying here. Though the Metro connectivity to this area has been put on hold, the project is expected to get restarted by December 2017.

Sector 44 and 45, Noida

Excellently connected to the nearest Metro station of Botanical Garden, properties in Sectors 44 and 45, which are close to the main road, are highly priced. But if you don’t mind walking an extra km, you can save up to Rs 5,000 monthly. A semi-furnished 1BHK apartment is available for Rs 7,000 per month while a 2BHK is offered for Rs 10,000 per month. The area has upfront connectivity to Sector 18 retail hub, Noida City Centre and Sector 50 Noida via the Dadri Main Road and South Delhi via the Kalindi Kunj Flyover. Shared autos and bus services run by the Delhi Transport Corporation are available from the main road near the Botanical Garden flyover. Soon, another Metro route to Janakpuri is going to get operational which would make the area more accessible from West Delhi. However, a part of these sectors lack social fabric and are semi-developed in terms of infrastructure.

Sector 22, Noida

Sector 22 is one of the old developed areas of Noida which have been popular for paying guest accommodations. There are many rental options available in 1 and 2BHK configurations, at a starting price of Rs 8,000 monthly. The connectivity to the nearest Metro station of Sector 15 is enabled by shared autos which are available frequently at an economical price. Though you might need to compromise on the neighbourhood as there is no new development in the area, the budget-friendly properties might compensate for this. The majority of the crowd here is working class due to which there are a number of hangout options close by.

Sector 137, Noida Expressway

Sector 137 is a brand-new residential area on Noida Expressway and also affordable. The properties here are fresh and rents vary from Rs 6,000 to Rs 12,000 for a 2BHK property. Most of the projects here are gated complex, offering multiple amenities within the campus. Though the maintenance charges are an extra burden on the tenant, the facility and conveniences offered here are unmatchable. However, connectivity is a concern till the area gets a Metro link. Currently, state-run bus services are available from the expressway to ply commuters to Greater Noida and Noida.

Sector 71 and more

Sectors 71, 74, 75, 76 and 78 are some of the other popular areas in Noida for those looking for apartment living. Various projects of reputed developers have been delivered here recently. A 3BHK flat here is available for Rs 12,000 monthly, making it one of the most affordable sectors in Noida. The NMRC-run buses connect the areas with other areas. The apartments here are preferred by working class families as safety is of paramount importance for them. The complexes in these areas have amenities such as gymnasiums, children’s play areas, shopping complexes, grocery stores, etc.
