This Checklist Will Come Handy When Investigating A Property
Did you find your dream home? Does it have everything you ever wanted in your home. But, there are still many investigations that you should do before closing the deal.
MakaanIQ shares four key areas you should investigate before you ink the papers for your dream home:
Fittings used by the developer: Every new property is well-equipped with furnishings, especially kitchen and bath fittings, and electrical switches. As a home buyer you should know the brands used for these fittings. And, finalise only when the brands used are quality. In case you would want to have a better understanding, call upon your plumber and electrician.
Is the home pest-free: Every home owner wishes for a home that is free from pests like rats, termites and cockroaches. Small crevices or gaps in tiles might not look like major errors while buying a home but can become huge inconveniences later on as these can be the breeding ground for pests. In fact, it can become very costly to spend a few thousands on pest control.
Good homes have intelligent construction. For example, drains are designed in a haphazard shape, big enough for water to flow but keeps out rats of a certain size. Make sure that you have a pest-free home.
Walls and ceiling: This is important, especially, if you are buying a resale property. A few new homes, too, have weak walls and badly constructed ceilings, which can become dangerous later on. Hire a mason or a person experienced in building to check if the home is of top notch quality.
If you are buying a resale home, check for insects including carpenter ants or powderpost beetles. In case of ceilings, look for leaks or any breaks in the plastering.
Does the home have crawl spaces: On the top of your inspection list should be attics and other crawl spaces. Not only do they hold the potential to become areas to harbour insects, they also hold key to insulation and other properties of a home. If the home you intend to buy, have these qualities make sure that you hire a professional investigator for an opinion.
