How To Track Project, Promoter, Agent And File Complaint On UP RERA Portal
Uttar Pradesh is one of the states that notified the rules under the Real Estate (Regulation & Development) Act, 2016, that was passed by Parliament in March 2016 and came into effect from May 1 the same year. Currently, 1,351 real estate developers and over 2,100 real estate agents have been registered with the UP Real Estate Regulatory Authority (UPRERA). Now, homebuyers considering investment in Noida, Greater Noida or any other region of the state can track and verify the project credentials as well as property agent details before investing.
Here is how you can go about it.
Tracking a project
Under the Act, it is mandatory for all the real estate developers to register themselves and all of their projects with the authority. Once a developer and his projects are registered, they are assigned with unique IDs that need to be incorporated in all the public documents.

On the right hand side, there is a ‘Search’ column with four options:
- Registered promoter
- Registered projects
- Registered agent
- Verify RERA registration
Checking the registered promoter:
Once you click on the ‘Registered Promoter’ button, you will get the entire list of developers registered with the authority. You can search the promoter with its name without going through the whole list.
Checking the registered project
It is a search-based section wherein you need to select the district under which the project falls in and then enter either project name or RERA registration number. If you do not know the RERA number, you can simply enter the first few words of the project and the relevant results shall pop-up within a few seconds.
Checking the registered agents:
This section is also a search-driven module and you can put in the name of the agent to check whether they are registered with the authority or not. This information is specifically important if you are buying a project not directly from the developer but through an agent.
Verifying RERA registration
In this section, you can verify registration details of promoter, agent and project, by using their registration number.
Why to verify the RERA status of a project / promoter / agent?
While it is mandatory for all real estate developers and agents to register with RERA authority, there may still be several projects or builders or brokers that are not registered yet. These organisations tend to be out of the ambit of the Act. Investing in unregistered projects can jeopardy the rights of the buyers.
Therefore, it is of paramount importance to check on the RERA status of the project you opt in beforehand.
How to file a complaint with the UP RERA?
If you have complaints against any developer and/or agent, you can approach UP-RERA and file a complaint online through the UP-RERA portal.
In order to file the complaint, you will need to fill-up a form with all necessary details, along with details of payment made, comprehensive description of the issue and relief that you seek, interim and/or resolute.
After completing the form, you will be required to submit a fee of Rs 1,000 through payment gateway.
Once the payment of the fee is done successfully, you will get a message of acknowledgement along with a unique tracking ID which you can use in all future communications about your application.
How to check the status of your complaint?
As it is a completely online process, you can track the status of your complaint on the portal itself. For this purpose, you can visit the ‘Complaint Status’ section under ‘Complaints’ menu and check the status after entering the complaint number.
There is no specific turnaround time mentioned for resolution of complaints being made under the RERA. The implementation of the RERA in Uttar Pradesh is a path-breaking step for property buyers and it is slated to result in a much more transparent environment and fair dealing.
