While the number of new project launches has gone down significantly, the buzzing city of Gurgaon is witnessing a paradigm shift towards affordable housing projects.

During the first half of 2017, 9 out of 10 new housing units launched in Gurgaon belonged to the affordable housing category, as per recent industry reports. In total, 3,000 housing units were launched in the city during this period.

What is the eligibility criteria to apply for an affordable housing project in Gurgaon?

There is no restriction regarding the income levels, for applying to any of the affordable housing project.

Are NRIs and PIOs also eligible?

Yes, Non Resident Indians (NRIs) and People of Indian Origin (PIO) are also eligible to apply for an affordable housing unit.

Which department is responsible for operating Affordable Housing Policy?

Department of Town & Country Planning (DTCP), Government of Haryana is responsible to operate the policy in Haryana. The department is also responsible for maintaining the standard of quality in construction as well.

How many units can be applied?

Only one applicable is acceptable per person, under this scheme. Though one can apply in multiple projects, only one unit can be allocated per person.

What is the average price range of affordable housing units?

A majority of housing units launched under this category fall under the price range of Rs 20-25 lakh.

What is the process of allocation?

Affordable housing units are allocated on the basis of an open draw. An applicant can attend the draw which is done publicly in front of applicants. In case an applicant is unable to attend this event, he can check the results in newspapers or on the project website.

The entire process of open draw for allocating housing units is slated to be done in a fully transparent manner. The event is also captured by video cameras, so that there is no question of manipulation from any angle.

What is the project completion time frame?

A project under the Affordable Housing category is expected to be finished in 4 years. If a developer fails to deliver the project within this time frame, the state government can cancel the 15 percent security deposit and the project license is cancelled.

Is it possible to exit a project after 2-3 years?

Yes, one can exit the project. A standard amount of Rs 25,000 is deducted under such circumstances.
