All You Need To Know About Dholera SIR Metro City
In a bid to promote economic activity and boost housing demand at the same time, India’s first greenfield industrial city Dholera is gearing up for basic infrastructure and amenities. Dholera will be six times bigger than Shanghai and has already received Rs 3,000 crore funding from the state government. While Dholera Special Investment Region Development Authority have already started preparation to make the city habitable, Dholera SIR Infra Development is building a state-of-art township, Dholera Metro City that is being developed in multiple phases.
Here is all about Dholera Metro City township-
Dholera SIR Infra Development has signed memorandum of understanding with Gujarat government to develop residential and commercial projects in the upcoming city. Some of the projects which are claimed to be sold out includes- Dholera Nano City which consists of a mega industrial park and township while Dholera Metro City which has five phases offering residential and commercial plots at varied price range.
Residential plots, villas, bungalows and 3/4 BHK apartments are available in Dholera SIR at starting price of Rs 594 per sq ft. The additional government charges that a user has to pay includes 12 per cent GST, Stamp duty and registration charges that is equivalent to 5.9 per cent of the property cost, Rs 200 per sq yard as development charges and Rs 10,000 as legal cost. Buyer needs to pay electricity, water and drainage connection charges extra. Easy subvention schemes are also available for buyers with part payment options.
Major infrastructures planned
Dholera Airport- Around 9200 hectares of land is reserved for Dholera International Airport for which an MoU will be signed between Airport Authority of India and Gujarat government. The AAI will hold 51 per cent stake in the project while the state government will hold 49 per cent share. Total cost estimation for Dholera airport is pegged at Rs 2,000 crore. The project is expected to start soon. A final agreement between Central and state government is likely to happen at the upcoming Vibrant Gujarat summit
Ahmedabad-Dholera Expressway- Ten years after announcement, Ahmedabad-Dholera Expressway has kicked off as the National Highway Authority of India has floated tenders amounting to Rs 2,431 crore. The project will be built in three sections at an estimated cost of Rs 3,000 crore. Prime Minister Narendra Modi will lay the foundation stone for the project in February and the work is likely to be completed by 2022. This will be the single biggest road sector infra project, connecting Dholera SIR, Dholera Airport, Bhavnagar, Amreli and other coastal areas of south Gujarat with Ahmedabad. Around 80 per cent of land acquisition has been done which is mandatory for fund release.
The Gandhinagar-Ahmedabad metro is expected to get extended to Dholera in next few years. Proposed as an elevated corridor, the metro line will also be connected to Dholera international airport. While the metro project is already approved under Delhi-Mumbai Industrial Corridor, there are chances that Gujarat International Finance Tec City (GIFT) will get direct connectivity with Dholera and other coastal cities.
Current status of Dholera SIR
In a recent development, Gujarat Industrial Development Corporation has been roped in to attract micro, small and medium enterprises for investment in the city. In the first phase, 200 acre will be acquired. However, the land acquisition has fallen into legal tussle and the Gujarat High Court has sought explanation from the state government over allegations levelled by farmers that the authority continued action for finalising Town Planning Scheme for Dholera SIR despite HC’s order of maintaining status quo.
