Slated to be a promising real estate destination with lots of upcoming properties for sale, Dubai’s Al-Furzan, the residential community near the Jebel Ali Village and Discovery Gardens, is attracting a lot of budget-property buyers. The Al-Furzan residential community started in 2007, and top developers such as Nakheel have ensured the locality becomes a hot spot for affordable property.

Another real estate developer Azizi Developments has been part of the growth story in the Al-Furzan community since the first chapter of development. Their first slew of budget offerings saw the completion in the year of 2017, with handovers taking place as early as 2016. These projects are showcasing the lucrative housing as well as investment propositions that the budget apartments in Al-Furzan can offer to real estate buyers. Fully furnished and ready to deploy, Al Furzan is offering average selling prices at AED 1.30 million for two-bedroom off-plan apartments.

In comparison with the non-furnished counterparts in the Jumeirah Village Circle which are available at an asking price of AED 1.35 million, at least, these apartments in Al Furzan are already gaining popularity. The same can be said about the upcoming properties in Al-Furzan. Villas, for instance, are priced lower than their Jumeirah Park counterparts. According to reports, the going price for villas in Al-Furzan was at AED 3.13 million, as of last September 2017, significantly lower in comparison to AED 4.6 million, the price for villas in the Jumeirah Park location.

While transport infrastructure is yet to develop to be on a par with the lifestyle that Al-Furzan promises, a positive change is imminent. Metro upgrade is one such change. An extension of the Red Line seems to be on the cards, with about 15 kilometre worth of transport networks looking to connect different parts of Al Furzan. The traffic system also looks to be revamped with traffic being distributed between the Al Yalayis Road and the Shaikh Mohammad Bin Zayed Road.

As mentioned above, Al Furzan looks to be a self-sustainable community, with an assortment of civic amenities such as schools, malls, and hospitals coming up in the vicinity. With the influx of residents filling up the upcoming properties in Al-Furzan, it is only a matter of time the infrastructure develops further to bridge the current distance between the residential areas and the commercial districts.
