As India goes to vote, and all eyes are set on the 16th of May, Makaan.com endeavors to capture the mood of the Indian homebuyer vis-à-vis the Powers-To- Be. What does the election mean to the average property seeker? What are their beliefs about political parties and how these parties will approach the real estate sector? Does the BJP in power mean more reforms to the housing sector? Will a Congress led government mean further rise in property prices? Through our survey 'My Vote. My Makaan.', we attempt to gauge beliefs of an average property seeker about the elections and their expectations from the forthcoming Government.
 
'My Vote. My Makaan' is a National survey which was conducted by Makaan.com in leading Metros and Tier II cities of India. The survey was conducted on the portal between 22nd to 30th April 2009 and saw participation from over 3563 property seekers nationally.
 
Indian HomeBuyer believes Congress led UPA would be most sensitive to the housing needs of an average Indian
 
Last few years of governing experience has bought the Congress some favor amongst property buyers, as it narrowly skims ahead of BJP in our survey.
37% respondents give Congress Led UPA a thumbs up when it comes to housing needs
 
34% say that the BJP led coalition would do a better job with the housing segment.
 
25% respondents are non-committal and feel that none of the above coalitions would do any good to the sector.
 
4% think that Third front led coalition would boost real estate sector.

Election results are still a fortnight away, but Indian homebuyer has shown definite leanings when it comes to the development of the Indian real estate Sector, and seems to have faith in the Congress led UPA. However, when the data is broken up citywise, it throws some interesting insights:

Kolkata despite having the Third Front as a majority party for almost 2 decades, with 45% respondents, feels that a Congress Led alliance would be the right choice for Indian realty sector.
 
Echoing the sentiments which has been prevailing in the Capital the last few years, the Congress beats the BJP by a 5% margin, garnering 40% affirmatives amongst Delhi respondents.
 
Mumbai sounds a warning bell to BJP, as despite the upheavals and discontent against the Congress led State government, Mumbaikars still have a soft-corner for Congress when it comes to housing reforms with 35% voting in favour of the UPA.
 
Ahmedabad with 51% respondents is more hopeful that a BJP led coalition would boost the realty sector. Bangalore and Pune follow A'bad with 42% and 37% respondents voting for BJP respectively.
 
33% Mumbaikars seem to be indifferent to either of the above parties at the center.
 
 
 
Property seekers upbeat that property prices will fall further after elections, however seem to think that a BJP lead government would mean a larger fall in prices
 
"Prices can come down if BJP resumes power and could shoot up if congress remains at the center", feel the survey takers.
 
When it comes to expressing their expectation about property prices, 50% of our respondents said they would go down further. Which is a clear indication of affordable housing being the need of the day.
 
50% respondents expect the property prices to fall - a majority (38%) of this group believes that a BJP led govt. could better ensure it.
 
On the contrary, 20% of our respondents believe that property prices will rise post elections, especially if the Congress continues in power - (35%) of this group feel that realty prices would rise if Congress returns to power.
 
30% feel that the prices would stabilize at the current levels.

In anticipation that the forthcoming government will take steps to improve the realty sector, property buyers at present are taking a more cautious approach.
 
51% of the survey takers are willing to hold back their realty purchases until the future government comes in power.
 
A sizable population (40%) are ready for immediate investment.

With 57%, property seekers in Hyderabad are taking the most cautious approach towards property investments.They are willing to hold back their property purchase till the elections are over. Mumbai, Ahmedabad and Delhi follow Hyderabad with 54%, 52% and 51% property seekers waiting on the sidelines respectively.
 
Property seekers in Kolkata are more decisive, 48% seekers in Kolkata are ready for immediate investments.
 
When given a choice the Indian Property Buyer says lower interest on home loans should become the No. 1 Priority for the incoming Government
 
Indian real estate sector has been extremely slow in its movement in the last few months. Property seekers today feel that the next incumbent Govt should consider the sector as a priority and take the required steps for its resurgence.
 
 
40% of the respondent's feel, the Govt. must bring down the interest on home to an elusive 5-7% p.a, inorder to spur property sales.
 
28% seekers feel that the Govt should boost affordable housing.
 
19% feel that the right to property should be made a fundamental right.
 
Another 13% believe that the income tax exemption on payment of home loan interest should increase from 1.5 lac to 3 lac.

While the nation as a whole feels that 'cheaper home loan rates' is the key to improve the fate of real estate sector, property seekers in different cities have varied opinions.

With 32% and 30% respectively, Mumbai and Delhi respondents believe that the Govt. should replicate similar provisions as Tata Nano and should provide land for real estate, at subsidized rates.
 
Roti, Kapda and Makaan is the slogan for Bangalore and Kolkata as they root for "Having a home" becoming a fundamental right.
 
Affordable Housing = Exemption from paying registration fees for homes costing under 30 lacs, says the Indian buyer
 
Affordable housing has emerged as the need of the hour. With majority of property seekers looking at affordable homes, what according to the seekers should the Indian Govt. do to boost the segment?
 
36% respondents feel that the Govt. should exempt all homes costing under 30 lacs from Registration fees.
 
30% seekers believe that land should be provided at subsidized rates.
 
19% suggest, developing of satellite cities as viable residential options, would help boost the segment.
 
15% feel the Govt. should put a 5 year lock in period to promote end user sale.

Make Home Loans Interest Rates Lower - Indian home-buyer's clear message to the Incoming Government
 
Nothing can make the real estate mood better than lower interest rates on home loans. The writing is up on the wall
 
75% respondents are expecting interest rates on home loans to reduce further.
 
16% are non-committal
 
Another 9% feel that the current rates are satisfied with the current levels of Rate of Interest

While the lower income group prefers the Congress Led coalition, the mid level income group favors for BJP.
 
Buyers from lower & mid level income groups flood the Indian property market today. When we analyzed the demographics of our respondents, we found that a majority of members from the income group of 7-25 lacs show a clear leaning towards the BJP, on the contrary the lower income group (less than 7 lacs) show preference towards the Congress Led coalition.
